Why did I say tax free investment?
1. If you buy a real-estate condominium unit especially for investment or business purposes we do not have a traditional business permit/tax, because our unit is considered as a residential type unit. And compare it to any other traditional business that have opex or operational cost etc, this kind of business if you are an investor, this is the perfect kind of business for you. This business does not need your full attention or supervision because this kind of business is a self-sustaining business, when I said self-sustaining meaning even while you sleep it generates income for you. This is also called as passive-income, SMDC will the one to market the unit for you as well as your agent or Property Specialist, he/she will also be the one to take care of it for you if you allow him/her to be your own property manager. Also the power of internet helps your business to market it not just locally but also worldwide.
SEA Residences is one of the example of the existing project of SMDC that generates income or CASHFLOW:
1 unit – 1 Bedroom = P3, 000.00 per day 30days = P90,000.00 less electricity, water bills and condo dues
1 Bedroom per week ranges about = P12,000-15,000 depending on the interior designs of your unit.
1 Bedroom per month ranges about = P30,000-P35,000 (plus the tenants will be the one to pay for the water and electricity bill.)

What are the factors why real-estate condominium increases or appreciates in value?
- Because the purchasing power of our currency or money is going down in value (inflation), so real-estate property tends to increase in value.
NOTE: instead of saving your money in the bank and accumulate 1% interest per year, so if for example you have 100 pesos savings after one year the money in the bank that you have increases by 1php.
But in reality the value of your money is 97php purchasing power.
Ex. 100php savings + 1% interest per year, so that's 1php = 101php minus 4% inflation rate and sometimes 5% variable, so that's = 97php purchasing power.
- so you need to have an investment vehicle that can cope or even exceed the inflation rate of 4%. That's what Real-Estate can offer you, that's why it is best investment you could ever make in your life and your family! 
and that's another advantage or real-estate investing. Appreciation of the value of your property.
- Also, as our population increases, demand increases, which also drives up prices.
NOTE: the population in the Philippines in 2000 is 90million but in 2010 is 100million.
Increase of our population is 1million per year but our land is not increasing.
The Three Drivers of Supply and Demand
1) EMPLOYMENT - It is a fact that jobs drive residency, so with all things being equal, property that is near to employment is in greater demand. Employability is one of the factor for appreciation of your property.
It is a fact that population follows employment.
- The saying that people go where the jobs are, is true.

Leverage is the ability to do more with less.
Bankers will line up to lend you money for investing in property. Ask your banker if he or she will lend you money to buy mutual fund.
